A brand new, unfurnished villa is the hardest property to photograph well. There is no furniture to give the rooms scale, every wall is white, and a buyer scrolling through Property Finder has to understand the layout from the photos alone. ELITE Property Brokerage asked MRPS to photograph this four bedroom plus maid villa in Tilal Al Furjan, Nakheel's villa community in Al Furjan, for its listings on Property Finder and Bayut and for its own website. We covered the villa from the street to the garden: the front elevation and gate, the double garage, the entrance hall, the open plan living and dining space with its island kitchen and sliding doors to the lawn, the ground floor bedroom and maid room, the staircase with its glass balustrade, the first floor family room, the four bedrooms with their ensuite bathrooms, and the terraces that look out over the community. Everything was shot on a Canon EOS R6 Mark II with the Canon RF 14-35mm f/4L lens, a wide angle built for architecture that keeps verticals straight and lets a whole room fit in one frame without the stretched corners of cheaper lenses. Wide shots show the flow between rooms, while tighter frames show the finishes a buyer pays for: the timber kitchen cabinets, the wood flooring, the twin vanities and the full height glazing. This is our real estate photography service for villas in Dubai, used by brokers who want listings that get clicks and viewings. How We Photograph an Unfurnished Villa

With no furniture to hide behind, the photographs have to rely on light, lines and composition. We shoot each room from the corner that shows the most floor and the most glass, keep the camera at a constant height so the rooms read as one house, and wait for the moments when the sun comes through the glazing and draws clean shadows across the wood floor. The lawn, the terraces and the balcony views are photographed at the same time of day, so the exterior light matches the interiors.

In editing we balance the bright windows with the interior, straighten every vertical, keep the whites clean without turning them grey, and deliver the set in the sizes Property Finder and Bayut ask for, so the agent can upload the same day. For the technical side of this work, Canon's guide to cameras and lenses for architectural photography explains why a fast, wide, low distortion lens matters so much for interiors.

Villa Photography for Brokers and Developers in Dubai

Villas in communities like Tilal Al Furjan, Jumeirah Islands, Jumeirah Golf Estates, Dubai Hills, Arabian Ranches and Damac Hills compete with dozens of similar listings. The photographs decide which one a buyer clicks. We photograph new handovers, furnished family homes and renovated villas for brokerages, developers and private sellers, with a consistent style across a whole portfolio so an agency's listings look like one brand.

A typical villa shoot covers exteriors, every room, the garden and pool, and the views, delivered the next day as high resolution files for the portals, the website and print brochures. For more of our villa work in Dubai, see the related projects above, or get in touch for a quote.
